HOME INFORMATION PACKS (HIP'S)


What is a HIP ?

The Government has introduced HIP's for all property for sale from December 14th 2007.
 
How will HIP's help the current buying and selling process ?

It is the governments's belief that HIP's will reduce the stress of buying and selling property by providing key documents from the time a property is marketed for sale. Currently, this information is not usually made available until after an offer to buy a property has been negotiated. It is argued that HIP's will serve to increase customer confidence in the sales process. Providers of HIP's will be required to belong to an approved consumer redress scheme.

What will be included in a HIP ?

The HIP will include the key documents that are normally required when properties are bought and sold. Some documentation will be mandatory and others optional. The Government has set out that the documention should fall into two categories.

 1) Mandatory Items

a) An index of contents
b) A sales statement (summarising the sales details)
c) Proof of ownership
d) Local property searches
e) An Energy Performance Certificate (EPC)
f) Commonhold and Leasehold information (if applicable)

2) Optional Items

a) A Home Condition Report
b) Legal Summary
c) Home use / contents form
d) Other documents

There may be a fee for mortgage advice. The precise amount will depend on your circumstances, but we estimate it will be 0.5% of the loan. You have the option to pay us a fee and receive any commission which we are paid by the lender. If you choose this option, we estimate that the fee will be 0.5% of the loan.
